Abstract

The deterioration and abandonment of the traditional central areas of large cities, added to the acceleration of urban growth, both at the demographic level and at the spatial, requires attention to the entire territory, especially in the aspect negative that urban expansion exerts on the existing city; not only necessary provide and develop infrastructure for popular neighborhoods and new urbanizations of the periphery for the construction of an equitable and sustainable city, it is also necessary reorganize the consolidated city, in search of a better structuring and optimization of resources, an objective on which the central areas play a role vital. Despite the opportunity and potential of renewal, urban dynamics and within it, real estate markets, does not spontaneously promote their use, becoming a problem of public interest and initiative, which must be addressed by state entities and competent disciplines.
