Abstract
En la actualidad el auge en la construcción de conjuntos residenciales es dinámico y va en aumento, debido principalmente a dos razones, la primera es que nuestra ciudad no tiene hacia dónde más crecer, por lo que el futuro está en complejos habitacionales de propiedad horizontal que puedan albergar un gran número de personas y la segunda es que las personas prefieren vivir en conjuntos cerrados por temas de seguridad y de servicios complementarios.
Esto hace que se incrementen la cantidad de habitantes y la cantidad de servicios ofrecidos en los conjuntos residenciales haciendo así que el ejercicio de la gestión de la propiedad horizontal sea cada día más exigente y demande más tiempo de los administradores quienes normalmente trabajan en más de un conjunto residencial.
Se propone el desarrollo de una aplicación que facilite las tareas propias de la gestión de propiedad horizontal y permita de una forma fácil y ágil la comunicación e interacción bidireccional (administrador <--> habitante) en los conjuntos residenciales. El mercado potencial para este tipo de aplicaciones es bastante alto y las opciones actuales no son muchas y las que actualmente no han logrado cautivar muchos clientes. El desafío está en atraer a los administradores con una solución que realmente les ofrezca un valor agregado tanto a ellos como a los habitantes de los conjuntos, que les brinde una herramienta tecnológica que facilite y complemente el grupo humano que trabaja en la administración, que sea de ayuda para los usuarios finales y que permita optimizar los servicios que se prestan, agilice los procesos, brinde seguridad y confidencialidad y estreche los lazos entre la comunidad y la administración.
Abstract
The boom in the construction of residential complexes is dynamic and goes on the rise, mainly due to two reasons, the first one is that our city does not have where else to grow, so the future is in housing complexes owned horizontal that can accommodate a large number of people, and the second is that people prefer to live in closed complexes due to security issues and complimentary services.
This increases the number of inhabitants and the number of services offered in the residential complexes, thus making the exercise of horizontal property management more demanding and demanding more time from administrators who normally work in more than one residential complex.
The development of an application is proposed that facilitates the tasks of managing horizontal property and allows in an easy and agile way communication and interaction bidirectional (administrator <-->inhabitant) in residential complexes. The market potential for this type of application is quite high and the current options are not many and which currently have failed to captivate many customers. The challenge is to attract the administrators with a solution that offers added value to both them and to the inhabitants of the complexes, to provide them with a technological tool that facilitates and complement the human group that works in the administration, which is of help to the end-users and that allows to optimize the services provided, streamline processes, provide security and confidentiality and strengthen ties between the community and the administration.
