Esta modificación generó un deterioro estructural significativo debido a la sobrecarga adicional sin refuerzo estructural adecuado. La situación compromete la estabilidad del edificio y la seguridad de sus ocupantes, lo que hace indispensable una intervención correctiva y preventiva. La metodología empleada consistió en una inspección cualitativa detallada, acompañada de ensayos no destructivos (inspección visual, registro fotográfico, levantamiento de fisuras y deformaciones) y análisis documental (planos, estudios de suelos, memorias de cálculo y normatividad aplicable NSR-98 y NSR-10).Los principales hallazgos evidencian asentamientos diferenciales, fisuras en elementos estructurales, filtraciones de agua, corrosión de refuerzos metálicos y desprendimientos en fachadas, lo que confirma la insuficiencia de la cimentación para soportar la carga actual. Se concluye que el inmueble presenta un riesgo estructural y funcional, por lo cual se recomienda un proceso de recalce de cimentaciones, reforzamiento estructural y establecimiento de un plan de mantenimiento preventivo.The Floresta Outlet Shopping and Business Center underwent an expansion in 2009, increasing from five to seven floors. This modification generated significant structural deterioration due to the overload introduced without adequate structural reinforcement, compromising the stability of the building and the safety of its occupants. The methodology included a detailed qualitative inspection combined with non-destructive tests (visual inspection, photographic survey, crack measurement, geometric deformation control) and documentary analysis of structural drawings, soil studies, and calculation reports. Technical standards such as NSR-98 and NSR-10 were considered. The main findings revealed differential settlements up to 36 cm, cracks in structural elements, water infiltration, corrosion of reinforcements, and façade detachment, which confirm that the foundation capacity is insufficient for the current load.
