En este contexto, la obsolescencia funcional se manifiesta mediante construcciones rígidas, poco adaptables y energéticamente ineficientes, producto de modelos constructivos estandarizados y de una normativa urbana que carece de articulación con planeación a largo plazo. Estas condiciones generan vacíos urbanos, ambientes homogéneos y pérdida de identidad espacial, lo cual repercute negativamente en el confort y bienestar de los usuarios, así como en la lectura y percepción del entorno urbano. El objetivo principal de este estudio es proponer estrategias de diseño y gestión urbana que permitan fomentar edificaciones funcionales, sostenibles y adaptables, capaces de prolongar su vida útil y mejorar su desempeño constructivo, contribuyendo así a la regeneración del paisaje urbano. Metodológicamente, la investigación se desarrolla bajo un enfoque cualitativo–descriptivo, apoyado en la revisión documental, el análisis comparativo de casos y la construcción de modelos de relación causa–efecto mediante árboles de problemas y de objetivos. El aporte central del trabajo radica en la identificación de lineamientos estratégicos que promueven la diversificación tipológica y la flexibilidad espacial, la integración normativa con objetivos de diseño urbano sostenible, y la implementación de tecnologías constructivas eficientes y duraderas. Estas acciones buscan orientar la transformación de la ciudad hacia entornos más resilientes, coherentes y sostenibles. En conclusión, abordar la obsolescencia funcional desde una visión integral permite recuperar la vitalidad de los espacios urbanos y fortalecer la relación entre el usuario, la edificación y el paisaje, consolidando una ciudad más dinámica, equitativa y ambientalmente responsable.The functional deterioration of urban buildings is an increasing phenomenon that directly affects the coherence of the urban fabric and the quality of the city landscape. In this context, functional obsolescence manifests itself through rigid, poorly adaptable, and energy-inefficient constructions, resulting from standardized building models and urban regulations that lack articulation with long-term planning. These conditions generate urban voids, homogeneous environments, and a loss of spatial identity, negatively impacting users’ comfort and well-being, as well as the perception and coherence of the urban environment. The main objective of this study is to propose design and urban management strategies that foster functional, sustainable, and adaptable buildings, capable of extending their useful life and improving their constructive performance, thus contributing to the regeneration of the urban landscape. Methodologically, the research follows a qualitative–descriptive approach, supported by documentary review, comparative case analysis, and the construction of cause–effect models through problem and objective trees. The main contribution of this work lies in identifying strategic guidelines that promote typological diversification and spatial flexibility, normative integration with sustainable urban design goals, and the implementation of efficient and durable construction technologies. These actions aim to guide the transformation of cities toward more resilient, coherent, and sustainable environments.
