dc.description	El estudio del sector inmobiliario ha generado gran polémica en los últimos años, razón que ha motivado el aumento de la literatura, análisis, y estudio del sector, donde el fortalecimiento y crecimiento de tal mercado organizacional también son evidentes, razones que desglosan la pertinencia del tema y por ende de la presente investigación. El trabajo ofrece en primera medida una conceptualización completa en la que se describen antecedentes, generalidades y características del sector inmobiliario. Se analizan las variables cualitativas que determinan la adquisición de una vivienda (demanda), para así determinar su precio. Este análisis se realiza en la ciudad de Bucaramanga, por medio de un modelo econométrico específico para el cumplimiento de los objetivos. Los resultados arrojados revelan la permanencia de las variables que influyen en el mercado (demanda y precio) inmobiliario de Bucaramanga.	spa
dc.description.abstract	The study of the real estate sector has generated great controversy in recent years, reason that has motivated the increase of literature, analysis, and study of the sector, where the strengthening and growth of such an organizational market are also evident, reasons that break down the relevance of the subject and therefore of the present investigation. The work offers, firstly, a complete conceptualization in which background, generalities and characteristics of the real estate sector are described. The qualitative variables that determine the acquisition of a home (demand) are analyzed, in order to determine its price. This analysis is carried out in the city of Bucaramanga, through a specific econometric model for the fulfillment of the objectives. The results shown reveal the permanence of the variables that influence the real estate market (demand and price) of Bucaramanga.	spa
