Lineamientos plan de masas en el barrio Villa Fanny de San Alberto Cesar

Abstract

According to the information of the municipality of San Alberto, it presents a low density in housing and population in regards to the current occupation model of the municipality, as well as a problematic with public space and mobility, making necessary the creation of plan of masses. It should be noted that a plan of masses indicates the number and disposition of units from real estate project which must have the best adaptation and optimization considering the municipal regulations of the occupation coefficient, land use, among others. This type of intervention aids the improvement of the land applying concepts of compactness, complexity and cohesion in the creation of public space. Now, in this area, the main objective of the work consisted in the proposal of guidelines for a mass plan in the Villa Fanny neighborhood - municipality of San Alberto that responds to this territory's public space and mobility problematic. For the development of this objective an intervention was carried out in order to improve the quality of life and habitat of the citizens, responding to the physical and contextual analysis of the sector.This resulted in the proposal of a conceptual development model that considers the different characteristics and social activities of its environment, forming an urban proposal focused on an urban development that generates social cohesion, quality of life and a mimesis with the environmental context.
