El proyecto de grado de investigación busca hacer una valoración de los posibles impactos sobre el territorio que se generarán a partir de la implementación del macro proyecto de vivienda Pienta en el valle de Guatiguará del municipio de Piedecuesta. El Macro proyecto está localizado en el municipio de Piedecuesta en el valle de Guatiguará y cuenta con un área bruta de 124.98 Ha de suelo rural que se incorporaron al área urbana en tratamientos desarrollo y protección. Es un proyecto integral de vivienda que se desarrollara mediante súper manzanas de 0.99 has, y busca la construcción de 17.226 unidades de vivienda VIP, VIS y estratos 3 y 4, con una máxima densidad de 137 Viv /Ha. Mediante este estudio se buscó valorar los posibles impactos que el proyecto generará en el territorio bajo la teoría de la sostenibilidad y pretenderá plantear una propuesta de ocupación del suelo que permita integrar el suelo urbano del municipio el proyecto Pienta con el fin de mitigar y prevenir los impactos evidenciados. La metodología del proyecto se estructuró en 3 fases; la primera de ellas Fase 1. Lectura del territorio, en la que fue realizada un lectura de territorio, recopilando información como cartografía, documentos y fotografías en los entes gubernamentales nacionales y locales mediante visita o páginas web oficiales del sitio, que brindó soporte en la fase de Diagnóstico de síntesis.
En la segunda fase se realizó el análisis integrado de síntesis haciendo una interpretación/valoración de la situación del sistema a la vista de su trayectoria histórica y de su evolución previsible, lo anterior se sintetizo en un esquema breve y coherente los diagnósticos sectoriales esbozados, poniendo de manifiesto las interconexiones que se dan entre los problemas y las oportunidades.
Abstract
The research degree project seeks to make an assessment of the potential impacts on the territory that will be generated from the implementation of the Pienta macro project in the Guatiguará valley of the municipality of Piedecuesta.
Macroprojects are born as a response of the national government to the housing deficit in the main cities and metropolitan areas of the country, with which they seek the empowerment of the land for the development of housing of social interest and priority.The Macroproject is located in the municipality of Piedecuesta in the valley of Guatiguará and has a gross area of 124,98 Ha of rural land that were incorporated into the urban area in development and protection treatments.
It is a comprehensive housing project that will be developed through super apples of 0.99 ha, and seeks the construction of 17.226 housing units VIP, VIS and strata 3 and 4, with a maximum density of 137 Viv / Ha. This study sought to assess the potential impacts that the project will generate in the territory under the theory of sustainability and intend to propose a proposal for land occupation that allows the integration of the urban land of the municipality Pienta project in order to mitigate and prevent Impacts.
The methodology of the project was structured in 3 phases; The first of them. Phase 1. Reading of the territory, in which a reading of territory was carried out, gathering information such as mapping documents and photographs in national and local government bodies through official site visits or websites, which provided support in the Phase of Diagnosis of synthesis.
In the second phase the integrated synthesis analysis was carried out, making an interpretation / assessment of the situation of the system in the light of its historical trajectory and its foreseeable evolution, the above was synthesized in a brief and coherent scheme the sectoral diagnoses outlined, The interconnections between problems and opportunities.
Finally, Phase 3, which generates an alternative proposal for land use for the territory between the municipality of Guatiguará and the Pienta project, is proposed. This proposal seeks to integrate and articulate the two poles of development respecting the vocation of the soil and The mission and vision of the municipality of Piedecuesta.
