El Paseo del Comercio, entre las carreras 15 y 19 en el centro de Bucaramanga, es un eje peatonal histórico cuyo deterioro físico y fragmentación han afectado su vitalidad urbana, por lo que la revitalización física-arquitectónica se plantea como la estrategia más pertinente para recuperar su función social, económica y cultural. Dentro del diagnóstico se identificaron cuatro edificios estratégicos, siendo el Edificio José Acevedo Gómez el caso de estudio por su ubicación en el Pasaje Santander y su capacidad para articular los pasajes Cadena, Aurelio Mutis y Centro Plaza. La propuesta de intervención integra criterios de accesibilidad universal, estrategias bioclimáticas pasivas y mejora de la materialidad para optimizar recorrido, confort ambiental y eficiencia constructiva, apoyándose en normativas como el POT y la NTC 6047. La metodología combina una guía replicable para todo el corredor —con fases de diagnóstico urbano-arquitectónico, análisis normativo, estudio de referentes y formulación de criterios— y una aplicación específica para el edificio, que incluye adecuaciones como rampas, señalización podotáctil, ventilación cruzada, control solar y restauración de fachadas. Este enfoque no solo busca rehabilitar un inmueble clave, sino consolidar un modelo que permita reactivar el Paseo del Comercio, fortalecer su identidad patrimonial y dinamizar sus actividades comerciales y culturales, contribuyendo a la recuperación integral del centro histórico de Bucaramanga.
Abstract
This project is framed within an urban revitalization strategy applied to the Paseo del Comercio in Bucaramanga, conceived as an integral process aimed at recovering the functional and spatial value of the axis between Carrera 15 and Carrera 19. Based on the urban diagnosis of the corridor, different lines of intervention—physical–architectural, social, and economic—were analyzed, following the classification proposed by Skyes (2014), who suggests that revitalization processes can be addressed from various scales depending on the intended impact. In this context, the proposal focuses on the physical–spatial component, with the purpose of intervening in the built environment from a technical, environmental, and material perspective.
From this approach, a comparative analysis of buildings located along the Paseo del Comercio axis was developed, assessing their physical condition, location, articulating potential, and capacity to connect with interior passages. From this study, the José Acevedo Gómez Building, located in the Pasaje Santander, was selected for its strategic value as a connector between the Cadena, Aurelio Mutis, and Centro Plaza passages, establishing itself as a structural node within the pedestrian corridor that strengthens the urban fabric and enhances walkability.
Based on the results obtained, a replicable methodology for physical–architectural intervention was formulated, designed to be applied both to the José Acevedo Gómez Building and to other properties along the corridor between Carrera 15 and Carrera 19. This methodology is based on physical–spatial, environmental, and material criteria, defining parameters for diagnosis, selection, and prioritization of actions to establish transferable intervention guidelines that contribute to consolidating the axis as a coherent and sustainable urban system.
The methodology applied to the José Acevedo Gómez Building is structured around three key axes of physical revitalization: bioclimatic optimization, universal accessibility, and sustainable materiality, aimed at improving thermal comfort, optimizing energy efficiency, and ensuring functional inclusion across all building levels. This strategy seeks not only to recover the building itself but also to enhance pedestrian connectivity within the Paseo del Comercio through the articulation of the Cadena, Aurelio Mutis, Centro Plaza, and Santander passages, thereby strengthening the urban structure, the vitality of the sector, and the revaluation of modern buildings as active components in the spatial and architectural continuity of downtown Bucaramanga.
