Factores Claves para Tokenizar Proyectos Inmobiliarios en el Mercado Colombiano

Abstract

The advancement of blockchain technology has led to the emergence of tokenization of real estate projects, which makes it possible to divide a physical asset, such as a home, into smaller parts. This innovation facilitates access for investors with diverse profiles, while providing a secure and efficient solution for the registration and transfer of digitized property online. However, it is crucial to keep in mind that tokenization is a developing and constantly evolving technology, therefore, it is essential to be aware of changes in laws and regulations, as well as best practices in this area. Consequently, the purpose of this research is to present the key factors for tokenizing real estate projects in the Colombian market. To develop this article, the Scopus database was used to obtain quantitative data related to publications on the subject. In addition, network maps generated by Vosviewer software were used to visualize the connections between the keywords used in these publications. As a result, it is determined that real estate tokenization is in a stage of constant development, driven by its innovative approach. It is anticipated that new ways to improve and optimize its application will emerge in the future, thanks to the growing support it has gained in different countries. These key factors, such as regulation, liquidity, transparency, security, among others, are playing a crucial role in its evolution and present potential benefits for the Colombian real estate market.
