This pathological study examines the deteriorating conditions of the pool at House B5 in the Baru Condominium, Villavicencio, Meta, built in 2015 with a framed structural system. The pool was initially constructed with PVC panels filled with plain concrete and covered with a specialized coating. However, it suffered structural damage, was demolished, and rebuilt in reinforced concrete with double welded mesh on-site. Since 2018, the house has been unoccupied, and the pool remains abandoned, with contaminated water and no maintenance. This has led to vegetation growth in the social area, and the development of cracks, fissures, oxidation in the mesh, and concrete spalling. The study includes sclerometer tests to assess concrete strength, an analysis of cracks and fissures, and a detailed visual inspection to determine whether cleaning activities are viable or if structural reinforcement is required. Proposed activities include draining the pool, cleaning walls and slabs, repairing eroded areas, corrosion treatment, waterproofing, and final finishing as per the owner's requirements. It is concluded that the primary deterioration factor is the prolonged abandonment of the structure, which has accelerated the observed pathologies, highlighting the urgency of intervention to halt further degradation and restore the pool to optimal conditions.

A differential settlement injury is a common phenomenon in constructions, characterized by the uneven variation in the settlement levels of different parts of a structure. This can be caused by several factors, such as soil heterogeneity, uneven loads on the structure, or foundation issues. This thesis presents the consequences of differential settlements, which include cracks in walls, floors, and ceilings, as well as the displacement and distortion of the structure. The tests used to detect these issues incorporate level measurements, visual inspection, soil studies, horizontal leveling of floors, and vertical leveling of walls or columns, as applied in this report. Accurate diagnosis is crucial to implementing effective corrective measures and ensuring the long-term safety and stability of the structure. The document outlines the different phases of the pathological study, including Clinical History, visual inspection, auscultation and/or exploration of the building, assessment, proposed interventions, budget, timeline, conclusions, and recommendations. Overall, it was determined that the building requires structural and locative interventions to repair various structural and non-structural elements.

The complex known as the Gobernación del Huila plays an essential role in organizing and managing municipal activities, functioning as an intermediary between the municipalities and the national government. Its main objective is to ensure that residential public services are delivered consistently and appropriately, in compliance with the law and the Constitution. This complex is made up of three main blocks: A, B, and C, each with specific structural characteristics. In general terms, all blocks have a semi-basement and a shallow foundation system that includes footings and retaining walls. Sectors A and C are designed with reinforced concrete frames to withstand seismic activity, while sector B incorporates shear walls in its structure. All buildings are designed for Minimal Energy Dissipation (DMI), based on structural plans provided by the government. However, it is important to highlight that significant issues related to humidity have been identified in block C, which is considered a pathological situation. This problem can affect not only the structural integrity of the building but also the health of its occupants. In this context, a detailed analysis is required to determine the causes of the humidity and establish appropriate solutions to ensure the durability of the block and the well-being of those who use it.

The injuries presented in the patient “Three-level house, located in the Manrique neighborhood, in the City of Medellín”, due to a rotational movement defined as “Torsion”, which has as its origin the sum of several factors, which in themselves alone, they would be insignificant for the damage, the pathological reasons for the primary cause present in the patient are: 1. Location, because it is a corner house 2. Topography, as mentioned above, it is a corner house. 3. Insufficient maintenance, it is a house built more than 50 years ago and the lack of maintenance can be observed. 4. The rigidity of the materials. Rotational movement, as the primary cause of the injuries presented in the case study, due to the push generated by the neighboring homes (in ascending order in the direction of the slope); and understanding that this thrust forcé occurs due to the horizontal component of the self-weight of each of the homes located upward on the slope of the road (71st Street). The home under study, being a corner house, and suffering from the push generated by the homes on 71st Street; It has a jammed condition due to race 33; which prevents its movement and thus generates torsional movement. Keywords: structural torsion, building damage, corner housing, slope thrust of housing, insufficient maintenance, material rigidity.

Diagnóstico de las fisuras y filtraciones observadas en la placa del Puente Guamal ubicado en el K38+100 vía Villavicencio – Granada.
(Universidad Santo Tomás, 2024-12-11) Gomez Aristizabal, Juan Camilo; Rojas Gutierrez, Leonard David; Ojeda Benavides, Angie Nayibe; Zambrano Vásquez, Diana Mylena; Universidad Santo Tomás
The present study aims to diagnose the cracks and leaks observed in the slab of the Guamal Bridge, located at kilometer 38+100 on the Villavicencio–Granada Road, in order to identify their causes and propose corrective measures. For this purpose, a detailed technical evaluation was carried out, including visual inspections, structural surveys, and non-destructive tests, complemented by an analysis of environmental conditions, materials used, and construction methods employed in the bridge. Preliminary results indicate that the cracks are mainly associated with soil movements, repeated loads, temperature changes, differential settlements, and prolonged exposure to adverse climatic conditions typical of the region. On the other hand, the observed leaks result from the deterioration of expansion joints and an insufficient drainage system. Based on these findings, intervention strategies are proposed, including crack repair by performing high-pressure hydro-washing with water at 2000 PSI on all elements, surface preparation by scarifying and regularizing the section up to 8 cm behind the steel affected by corrosion, cleaning and protecting the reinforcement steel, applying a bonding agent, using low-shrinkage concrete for repair with a corrosion inhibitor, applying a corrosion inhibitor by impregnation, and injecting low-viscosity resin, such as methacrylate, into the cracks. This diagnosis contributes to the conservation of road infrastructure, ensuring its long-term functionality and safety.

This study reviews the pathologies found in a housing unit with progressive development in informal neighborhoods in Bogotá. The building process was conducted directly by the landowner, with the help of unskilled labor and collaborative community work. The house did not have soil studies, architectural designs, structural designs, or professional assistance. It should be noted that the development was progressive, starting with a superficial foundation and unreinforced masonry walls that in its second stage was consolidated with the construction of a solid concrete slab. In its third stage, the second floor was made in masonry walls partially with a concrete plate and then a third was built, which is complemented by a partial development of the lot at the level of a fourth floor. The construction system on the first floor can be associated with porticoes, but on the following floors the porticos disappear and become a partially confined masonry system. This construction system is widespread in the sector, making these constructions vulnerable to seismic phenomena and subject to urgent intervention to reduce the very high probability of collapse in the event of seismic events, safeguard the lives of their inhabitants and consolidate the only patrimony of families. The pathologies initially observed are related to deficient construction processes, low concrete strength, combined structural systems (gantries and partially confined masonry), reduction of concrete sections from one floor to the next, cracks in the concrete elements, among others. Given the nature of the property and the socio-economic situation of the home, characteristic of the entire neighborhood and in general of the 3000 neighborhoods in Bogotá that have similar conditions (500,000 homes), the present work seeks to characterize the quality of the concrete of the building with the use of destructive tests (cores) and non-destructive tests (sclerometers and ultrasound) and compare the results obtained in order to determine the reliability of the tests based on Non-destructive techniques for the pathological studies of this type of buildings, with the advantages in terms of time and cost for households.
