Visual inspection methods, moisture measurements, and photographic documentation were employed, following the guidelines established by NSR-10 and AIS 100-10. The results indicate that approximately 40% of the structure is affected by leaks and deterioration in the wooden components. An intervention strategy is proposed based on heritage conservation criteria, prioritizing the authenticity, reversibility, and sustainability of the materials used. The analysis of the pathologies revealed that, in order to control the leaks and deterioration present in the roof of the Santa Rita de Casia Church, it is necessary to develop a comprehensive intervention plan that includes targeted repairs to the wooden elements, along with the application of protective and preventive conservation treatments. Specifically, it is recommended to selectively replace the damaged structural members, improve the waterproofing system, and apply compatible coatings to prevent moisture infiltration and further material degradation. This study presents an integrated restoration proposal for the Santa Rita de Casia Church, in compliance with the NSR-10 and AIS 100-10 standards, as well as the fundamental principles of heritage conservation. The proposed actions aim to extend the building’s service life, preserve its architectural authenticity, and ensure both the structural stability and the historical value of the temple. The case study corresponds to the residential complex Santa Cruz de Sotavento, located at Carrera 11 No. 140 – 87, in the Los Cedritos neighborhood. Constructed in 1980, the building has begun to exhibit signs of settlement and lateral displacement, leading to material detachment and separations between the housing units and the platform structure. In order to identify and evaluate the most significant risks associated with these conditions, the firm Alfonso Uribe & Cía. S. A. conducted a soil study aimed at analyzing the building’s structural behavior and proposing technical solutions. The research focused on analyzing the behavior of concrete under service and environmental conditions, applying a methodology based on visual inspections, dimensional surveying, photographic recording, and nondestructive tests, among which the Schmidt hammer test stands out to determine the surface strength of the material. The results obtained were favorable: the concrete maintains an average strength close to 4000 psi, a value consistent with the structural design, which confirms that the reactor retains its loadbearing capacity. Only localized damages were detected, such as areas with honeycombing and partial exposure of the reinforcing steel, mainly caused by irregularities during the execution of the work and the prolonged action of environmental agents. Based on the technical analysis, maintenance and structural recovery actions are proposed, such as the repair of voids through grout injection, the cleaning and protection of steel with corrosion inhibitors, and the application of protective coatings on exposed surfaces. This building is located at Calle 11 #5-60 in Bogotá, across from the Teatro Colón, an area of significant cultural interest for the city. The investigation focused on the structural evaluation and diagnosis of the property, motivated by the manifestations of damage observed in various areas of the cultural center. The study encompassed an exhaustive review of pertinent documentation, including architectural and structural designs, and soil studies. The causes of the multiple damages were analyzed, considering both the construction aspects of the original building and the impact of subsequent adjacent constructions**. Water leaks, generalized cracks, and collapses were identified that were not present in the initial 2016 Neighborhood Agreement (Acta de Vecindad). A causal relationship was determined between the damage and the vibrations and tremors generated by the excavation and construction of the retaining walls and anchors for the Third Stage of the Teatro Colón. This complex consists of eight five-story apartment blocks, built with a structural system of load-bearing walls and foundations on continuous slabs, supported by an improvement of the natural soil. Since their construction, the buildings have shown signs of damage that compromise both their structural stability and the safety of their inhabitants. The study was carried out through visual inspection and the application of non-destructive laboratory tests, selected due to the complexity of the failures and the potential risk of collapse. To this end, two main tests were used: sclerometry, under standard NTC-3692 of 2018, and ultrasound, in accordance with standard NTC-4325 of 1997. Taking into account the soil study provided, the main cause of the cracks is differential settlement, generated by deficiencies in soil improvement and inadequate structural distribution design. This led to poor building performance, increasing the risk of cracking and compromising their durability. The results of the ultrasound test indicated that, in a 12 cm thick wall, the deepest crack reached 10 cm, which makes it highly vulnerable to leaks and the penetration of contaminants that can affect the concrete and its reinforcement. For its part, the sclerometry showed that the structural elements maintain adequate compressive strength, ruling out faults in the quality of the concrete. The methodology involved performing soil characterization tests such as granulometry and Atterberg limits (LL, LP, LC), compaction and density tests (Proctor and CBR), and topographic monitoring using precision instruments. The results are expected to provide a better understanding of the structural behavior of the pavement, the origin of deterioration, and its relationship with soil and construction conditions. The adopted methodology combined systematic visual inspection, geometric survey, non-destructive testing (rebound hammer, carbonation depth, corrosion potential), and structural modeling based on NSR-10, ACI 201.1R-08, ACI 562-19, and relevant ASTM standards. The results revealed a moderate to high level of damage, mainly due to advanced carbonation, active steel corrosion, and insufficient concrete cover, worsened by humidity and poor maintenance. Its structural system consists of reinforced concrete frames, masonry walls, and a flat roof, classifying it as a conventional low-rise construction. The purpose of this study is to evaluate and analyze the pathologies identified during the visual inspection and to determine their impact on the current structural performance. It was found that approximately 60% of the structural and non-structural elements exhibit medium to high levels of deterioration, mainly associated with water exposure, differential settlement, material shrinkage, and lack of preventive maintenance. These conditions have been exacerbated by empirical interventions lacking technical support and the absence of original structural plans, which creates uncertainty regarding the building’s load-bearing capacity and seismic behavior. In summary, the study reveals that the structure presents moderate to high seismic vulnerability and requires comprehensive reinforcement and waterproofing interventions. Through visual inspections, crack gauge measurements, and verticality control using topography, cracks, fissures, and differential settlements were detected and affect both; safety and functionality of the structure. The main objective of this study was to determine the primary cause of the differential settlements that led to the tilting of the building, as well as the appearance of cracks and fissures in structural elements such as beams and columns. Additionally, other pathologies were identified, including moisture problems—especially around the windows—which are considered a secondary cause of the observed settlements. Based on these findings, a series of tests were proposed, including crack and fissure measurements, core extraction, verticality control using topography, and soil exploration. After analyzing the results, it was concluded that the soil failed due to consolidation caused by the increase in dead load over the years. This modification generated significant structural deterioration due to the overload introduced without adequate structural reinforcement, compromising the stability of the building and the safety of its occupants. The methodology included a detailed qualitative inspection combined with non-destructive tests (visual inspection, photographic survey, crack measurement, geometric deformation control) and documentary analysis of structural drawings, soil studies, and calculation reports. Technical standards such as NSR-98 and NSR-10 were considered. The main findings revealed differential settlements up to 36 cm, cracks in structural elements, water infiltration, corrosion of reinforcements, and façade detachment, which confirm that the foundation capacity is insufficient for the current load. The study was developed under an analytical methodology that included field activities to identify, classify, and analyze the existing damages in the road structure. Through visual inspections, auscultations, and destructive and non-destructive tests, it was determined that the road presents multiple pathologies such as hard heads, alligator cracking, potholes, and edge disintegration, mainly associated with the deterioration of the wearing course and the increase in heavy traffic in the area. The technical analysis made it possible to establish that the pavement structure was not designed to withstand the current level of traffic, predominantly composed of heavy vehicles due to the agricultural and mining development of the sector. In addition, environmental factors such as high rainfall and poor bonding between layers contributed to the accelerated deterioration of the pavement. It was identified that the road was initially built with a double surface treatment and on alluvial soils—conditions that, together with the lack of preventive maintenance, explain the loss of its functionality and the absence of residual life in much of its stretch. Finally, the study concludes that the road requires a comprehensive intervention based on the results of laboratory and field tests, prioritizing the structural redesign of the pavement, the improvement of drainage, and the implementation of materials according to INVIAS specifications. The employed methodology included a detailed documentary review, thorough visual inspection, collection of technical data, and nondestructive testing, specifically ultrasonic pulse velocity measurements in the concrete, to assess structural quality and detect internal deteriorations not visible to the naked eye. Results revealed cracks in the walls, failures at the dovetail joints, and deterioration of the deck, associated with corrosion processes and premature aging. Ultrasonic measurements indicated variations in concrete integrity, suggesting vulnerable zones. Due to its location in a high seismic threat zone, a seismic vulnerability assessment was performed, highlighting the urgent need for interventions to mitigate risks and maintain the bridge’s stability and functionality. The structure, built in 1984 with a reinforced masonry system and shallow foundations, exhibits several pathologies caused by its age, environmental conditions, and the characteristics of the terrain, which has been classified as a high-risk zone for mass movements according to the Territorial Planning Scheme. The methodology included preliminary data collection, technical site visits with photographic records, architectural and structural surveys, visual inspections, and the preparation of damage classification sheets. The identified pathologies were physical (cracks and fissures ranging from 1 to 5 mm, tile detachment, capillary and condensation humidity), mechanical (differential settlements and deformations), and chemical (metal oxidation). These conditions compromise the durability of materials and pose potential safety risks if not properly addressed. The results indicate that the main causes are related to poor rainwater management, inadequately compacted soils, lack of preventive maintenance, and the impact of the local warm-humid climate. It is concluded that the building requires an intervention plan based on prioritizing damage, possible foundation reinforcement in case of continued settlements, wall waterproofing, roof repairs, and periodic monitoring of cracks. The pathology under study is capillary humidity, a phenomenon that manifests itself when the water contained in the subsoil ascends through the pores of the building material, affecting the quality of the walls and finishes. The main objective of this thesis is to identify the underlying causes of this pathology. Based on the findings and the technical literature consulted, it will seek to propose an effective and economic intervention to mitigate moisture and extend the life of the structure. It should be borne in mind that the costs associated with the intervention must be affordable, as most homeowners do not have the resources to carry out destructive testing or carry out large-scale repairs. Therefore, the approach of this study is based on the use of non-invasive and low-cost techniques, both in the diagnosis and in the execution of solutions. This analysis also aims to highlight that this type of pathology may be more common than is believed, especially in neighborhoods of Bogota where many houses were not built under the current technical regulations of their time. Therefore, one of the key objectives of this study is to provide a replicable intervention model, which allows to intervene these structures in an effective, economic and sustainable way, thus improving the housing conditions of the owners. Within the pathological study carried out, information on the background of the building was collected, the respective recognition of the structure was carried out, and the structural modeling of it was carried out using the ETABS-21 program; which allowed analyzing the inadequate combination of materials and structural systems used in the construction of the hospital; in addition, the technical visits made it possible to carry out the corresponding mapping of the different pathological lesions that the building presents, such as: dampness, erosion, dirt, organisms, cracks, fissures, and landslides; injuries that led to the collapse of some elements of the building. The investigation aims to identify the root causes and potential consequences of the observed pathologies through a systematic approach that includes direct visual inspection, plan development, non destructive testing, technical diagnosis, and rehabilitation proposal. A descriptive and analytical methodology was applied, using visual inspections, photographic records, and the development of technical data sheets to perform the lesion analysis in accordance with the ASTM C856 and NSR-10 standards. During the process, damages such as fissures, microcracks, detachment of coatings, moisture in walls, and deterioration of roofs and floors were detected. The results show that the main causes correspond to differential settlements, water infiltrations, lack of maintenance, and material aging. The building, consisting of five stories, a basement, and a terrace, is located in an intermediate seismic hazard zone (Ae = 0.13) on lacustrine soils with highplasticity clays and low bearing capacity, classified as type G-2 according to NSR-10. These conditions, together with the lack of continuity in the foundation beams, have caused differential settlements and vertical cracking in columns and adjacent slabs. The methodology includes document review, visual inspection, non-destructive testing, and geotechnical studies. The results show cracks in columns and slabs, uplift, loss of concrete cover, and persistent moisture in the northwestern area. It is concluded that the damage stems mainly from deficiencies in the foundation and the compressible behavior of the soil. The proposed intervention involves completing the perimeter foundation with tie beams and installing PushPile-type micropiles under the affected footings, as well as performing concrete repairs, epoxy injections, and crack sealing, ensuring structural stability, durability, and regulatory compliance.
